C2 Building Group successfully delivered a 39,336 SF tenant improvement project for AnaptysBio at Bioscience Properties’ 10770 Waterridge campus. The buildout included 2/3 lab and 1/3 office space on the second floor, located directly above an active lab tenant. Despite the challenges of a live-site environment, the project was completed just 14 weeks after permit issuance and reached full completion in April 2021—within a 28-week total duration.

The high-performance lab spaces were outfitted with DI water, compressed air, vacuum, N₂, O₂, and CO₂ gas systems, along with a cold room, new mechanical and electrical systems, and emergency power. The design team, led by McFarlane Architects, worked closely with C2 and AnaptysBio to ensure all technical requirements and high-end finish standards were met. The team’s close coordination with the downstairs tenant helped minimize disruption and ensure a successful outcome. This project demonstrates C2 Building Group’s expertise in complex life science construction, fast-track execution, and delivering both lab and office environments that support cutting-edge research.
